In real estate brokerage, I follow the usual professional fee that is 5% of the total contract price. In real estate appraisal and consultancy, my fee would vary per work engagement but follow the pricing that is close to my fellow practitioners of the profession.

In real estate brokerage, I ask the owner of the listing for an authority to sell (ATS) before starting to market. If needed, I would have my clients sign a contract of agency that clearly states the services that they can expect from me. In real estate appraisal and consultancy, I would be sending the client a proposal letter that states the service activity and the applicable professional fee that covers it. Upon approval of the proposal letter by the client, they will provide the downpayment for the service to commence then pay the remaining balance upon work completion.

My educational background is initially in the field of computer science and linguistics and literature with professional education. I later got educated in the field of real estate through comprehensive seminars that made me eligible to take the licensure examinations, which I passed and each in a single take (broker, appraiser, consultant). I keep myself updated and abreast with the latest trends in my fields of real estate practice by my work engagements, professional networking through memberships in organizations, and joining learning events.

My interest in the real estate field got its inspiration from my mother who is also engaged in the same field since my childhood. Through the course of time, I realized the purpose of this type of work to be essential in everyday life. This realization pushed me to go on a career shift and practice the real estate profession full-time.

I have worked with both local and foreign clients, either as private individuals or on behalf of a corporation.

I enjoy most of the projects I work on. This most recent one involved an appraisal engagement for a building that I finished in 2 weeks. Then later, I received an offer to sell that same building. I felt good knowing that I earned my client’s trust by the previous service I had provided them.

If asked by a client for advice, I would say that they should hire someone in the same profession who is transparent, apart from having the expertise. That someone should be clear with the things that can be done and the time when it will be completed, after which the fee can be discussed.

Clients should think through the details of the work that they need done. They also need to be transparent about any situations or issues that could affect the work in order for their hired professional to come up with an efficient approach to accomplish the task.
